Q2 2024 Market Report for Gulf Shore Blvd North

Q2 Gulf Shore Boulevard Market Summary:  Through the second quarter, year-to-date closed sales along Gulf Shore Boulevard North were up 25% and new listings were up 13% compared to the same period in 2023. These increases reflect this market’s recovery after a slowdown in the months following Hurricane Ian which skirted Naples’ coastline in September of 2022.  Sales and listing activity on the bayside posted the most notable growth, with a 71% increase in closed sales and a 19% increase in new listings. The gulf side posted a 7% increase in sales and an 11% increase in new listings. As of June 30th, months of supply for the bay side was 7.2 months, while the gulf side carried 10.5 months of supply. In Southwest Florida, 6 to 12 months of supply is generally considered balanced. Through June 30th, the 12-month rolling average sales price rose 23% along the bay side and 6% along the gulf side. At least part of the notable 23% price increase on the bay side can be accounted for by high-end sales at the newly-built La Perle, most of which have closed in the past 12 months.
