Southwest Florida Market Perspective:
With 22,276 closed sales for 2024, the year finished 9% short of the 24,488 sales posted for 2023. Much of the shortfall took place in the latter half of the year and can be partly attributed to 2024 being an election year. The total number of closed sales for the month of December was static with the preceding year at 1,608, an encouraging sign moving into the winter selling season. New listings entering the market in December, although up compared to recent years, tracked similarly to the years preceding the pandemic when the market was in balance. That pattern held true for the year, as well, with the new listings increasing to a pace closer to typical historical levels.
As of December 31, 2024, 15,381 properties were available, up 40% from the same date in 2023. Despite this increase, closed sales in 2024 occurred at a pace that kept supply and demand in check, with 8.29 months of supply posted at the end of 2024. In Southwest Florida, six to twelve months is considered to be a balanced market.
